10-Acre Bordeaux Property Change Hands, Revamps Plan In North Nashville

A new multifamily development at 3848 Abernathy Road is set to transform a wooded, underutilized site into a vibrant community offering 170 attainable housing units. Led by Leftbank Holdings, the project is strategically located between the Ashland City Highway and Clarksville Pike multimodal corridor, with easy access to Downtown Nashville and the North Nashville Transit Center via WeGo Bus Route #14. Catalyst is working with Smith Gee Studio for the project’s civil engineering services. The development will feature modern amenities, including a community clubhouse, open spaces, and pedestrian-friendly infrastructure improvements, such as new sidewalks, street trees, and ground-level stoops to create a welcoming streetscape.

The project aims to balance the infrastructure’s functionality and sustainability. By integrating the natural grade into the building designs and enhancing pedestrian access, the site will seamlessly blend into its surroundings while prioritizing residents' needs. The development is a key step in addressing Nashville’s growing demand for affordable housing while activating the Abernathy Road corridor with thoughtful, community-focused design.
